Mortgage for young people under 36: a strategic tool for the first home
A large proportion of young people interested in buying a home face a lack of initial funds or a lack of collateral. The under 36 mortgage is a measure established by Decree Law 73/2021, also known as the Supports Bis Decree, extended until 2027 and designed to facilitate young people on the path to buying their first home.
Joining the already existing Consap Prima Casa Guarantee Fund, this initiative makes young people exempt from the main taxes for the purchase of a property, allowing them to take advantage of a public guarantee on the mortgage equal to 80% of the capital required. This makes it possible to obtain financing of up to 100 percent of the value of the property.
Key benefits include:
- Exemption from registration, mortgage and cadastral taxes, reserved for those who buy with an ISEE of less than 40.000 euros.
- VAT tax credit (for those buying from a construction company).
- Possibility to access subsidized rates, offered by banking institutions participating in the initiative.
To apply for the under 36 mortgage, you must meet specific requirements:
- Not having exceeded the age of 36 at the time of stipulation.
- Do not own any other real estate property for residential use.
- Submit an ISEE compatible with the thresholds established by the regulations.
- Acquire a property intended as a main home, not belonging to luxury categories A/1, A/8 and A/9.
With the Budget Law 2024, ISEE limits were extended for some categories:
- up to 40,000 euros for households with at least 3 children under the age of 21;
- up to 45,000 euros for households with at least four children under the age of 21;
- up to 50,000 euros for households with five or more children under the age of 21.
This solution is particularly useful for those who wish to purchase their first home without substantial initial capital, allowing young people to enter the housing market with greater peace of mind.
